We will take care of advertising vacancies and acquiring new, QUALITY tenants for your property. This includes:

• Aggressive advertising
• Application collection and review
• Credic checks
• Obtaining copies of tenant documents (licenses, SS, etc.)
• Move-In property inspection with report and photos
• Security deposit collection
• Tenants’ emergency contact collection
• Informing tenants of laws, restrictions, and policies
• Handling of tenant disclosures and contracts

Repairs and Upgrades

We will handle all the cleaning, painting, repairs, etc. for your property.  This includes:

• Selection of reasonable and reliable vendors
• Handling of tenants’ repair requests
• Scheduling of vendors for repairs
• Paying vendors
• Providing owner with copies of invoices and services

Property Supervision

We will conduct annual on-site exterior inspections of your property and will conduct interior inspections when requested.  This inspection includes:

• Enforcement of all property rules and regulations
• Enforcement of legal codes

Tenant Communication

We will serve tenants with all notices, whether they are 3 day notices, eviction notices, or notice of a rent increase.  We will keep and provide you with documentation of all tenant communication.  This includes:

• File documentation and detailed record keeping
• Handling of pet, parking, trash, and noise issues
• 24/7 phone service / emergency contact for tenants
